Proposal: An ADA compliant four-plex, affordable senior housing.

Several key issues make this concept desirable. The owner of 110 Madrona Avenue inevitably faces a nuisance suit ifsomething is not resolved. The parking easement for the property (formerly on Oak Place, below) was sold to a neighborsome years ago. There is no street parking above, and the lot is on a blind corner opposite the driveway of the Bowmans.

After demolition, the building envelope will be a single tier, below the sight line of Madrona Avenue. We are suggesting a 4-unit complex by Michelle Kaufmann Designs - a LEED Certified Prefab-Green modular structure containing two units on each level with parking at the street level and an ADA elevator to convey residents to their front doors. The units would be under 2,000 sq ft at an average construction price of $280 per sq ft (price does not include foundation, decks or elevator).

The chief benefits of this concept are that it will help the city meet its affordable unit goals, it will not take months of site construction, the price is determined at the time of order placement, it’s green, the parking dilemma is solved by an expansive roof platform and the ADA will allow older local residents the opportunity to stay in the vicinity near friendsand activities.

We encourage the suggestion be made to the owner of donating the house to the Suburban Alternative Land Trust (SALT) in exchange for a sizable tax credit so the project can become a part of the Northbay Family Homes program.
